Tell us what your property needs.

You may have sustainability targets to meet or concerns raised by the people using your property. Tell us what you want to achieve and what is holding it back.

Laudem Group considers the environmental and social needs of a property alongside how it is managed. Your knowledge of its day-to-day operation is the starting point.

Start With the Space and the People Using It

Tell us how the property functions today. Explain the improvements you have in mind and the problems you want them to address.

We are interested in what occupants experience, including difficulties with access or indoor conditions. It also helps to understand who manages the property and what is putting pressure on its operation.

For example, you may have concerns about water use or a need to improve sustainability reporting. The discussion helps establish which issues need investment and which call for changes in management.

What To Share

A short introduction is enough to begin the discussion. Tell us which pieces of information you have and what is still being investigated.

If decisions involve a board or several owners, tell us how approval is organized. That helps us involve the right people and understand when a proposal can be considered.

Questions You May Have

Is Laudem Group’s focus limited to energy upgrades?

We look at environmental and social priorities, together with how the property is managed. Energy improvements are one part of this work and have a specific shared-savings funding model.

Do all improvements qualify for funding without upfront investment?

The no-upfront-investment arrangement applies to agreed energy upgrade packages financed through shared savings. The costs and funding requirements of other work are assessed separately.

How do you decide which issues to prioritize?

We consider how much an issue matters to the property and the people affected. We then look at the evidence available and the practical options for addressing it.

How do you decide what needs replacing?

We look at the condition of existing components and how well they work. Recommendations identify where adjustments are sufficient and where replacement offers a worthwhile improvement.

Can a fully occupied property be considered?

Yes. We consider how the proposed improvements fit the property's current operation. Planning takes account of the activities that need to continue during any work.

Who controls how the space is used?

The project terms set out ownership and who has authority to make decisions. Tell us which arrangements your organization needs to retain so they can be considered at the outset.

Can we begin with incomplete ESG information?

Share the information you have and tell us what is missing. We establish what else is needed before an investment decision and which questions require specialist input.

How is disruption during installation managed?

Disruption depends on the work and how the building is occupied. The project plan sets out access for contractors and the activities that must continue during installation.

What happens if energy prices change?

The agreement specifies how energy savings are converted into a financial amount. It sets out the price assumptions used in that calculation and how tariff changes are treated during the contract.

What if other renovation work is already planned?

Share the scope and timing of that work with us. We assess whether the proposed improvements can be coordinated with it and identify where budgets or responsibilities need to remain separate.

A First Conversation About Suitability

The first conversation helps establish whether your property is a fit for our investment approach. We can then identify what needs a closer look and what information is needed to take it further.
